CHARLES R. THOMAS

Charles has over 40 years of real estate experience from lending to development. He joined Union as a member of the Board in 1998 while he was a senior lending executive at a regional bank. He became a partner in 2002. Prior to his position with the regional bank he had been a senior lending officer with Fleet Bank and with Manufactures Hanover Trust Company before that.

During the last decade he worked on several development projects for his own account and for others. Following the onset of the recession he coordinated the sale of a number of distressed properties to several foreign investors who have remained an important source of capital. Charles in a graduate of Princeton University and Wharton School of Business.

CHESTER C. BURLEY, III

Chester’s career in real estate and finance spans over 40 years. He joined Union Capital Mortgage Corp in 1993 and is currently the Owner and Manager of the 35-year old company. In 1997 Chester founded and was CEO of Maritime Trust Company, a national company focusing on community waterfront redevelopment projects. The company designs, plans and develops maritime and urban waterfront properties often in partnership with public agencies. In 2003 he accepted a buyout offer from a Chicago based company which continues to develop the projects he initiated.

Prior to 1993, Chester spent 22 years on Wall Street specializing in global real estate, mortgage finance and asset securitization. During those years he held senior management positions with Banque Paribas, Merrill Lynch and Manufactures Hanover Trust. He was on the leading edge of asset securitization completing the first bond collateralized issue in 1977, the first timeshare collateralized issue in 1984 and the first European collateralized issued secured by consumer debt [French credit card debt] in 1989. He became an expert in the complexed discipline of European property finance.

More recently, Chester has dedicated a portion of his time to consulting on community redevelopment projects with emphasis on finding economic solutions for smart development, renewable energy, preserving historic properties and saving open space. Currently he is a principal in two major urban redevelopment projects.

DAVID PATTERSON

Dave joined Union in 2007 and is an asset management and transactional executive with over 25 years of experience in banking, law and real estate/asset management, having worked for large Fortune 500 corporations and entrepreneurial start-up firms.

Previously, Dave served as Senior Manager of Inland Real Estate Group, a fully integrated national real estate company directing all aspects of property leasing, acquisition, financing and integration into company operations. For the seven years preceding Inland, Dave served in senior strategic roles (including General Counsel) for Goldman Sachs affiliates. During his tenure with Goldman he directed and managed the negotiations for transactions, including acquisitions, divestitures, financing and leasing.

Prior to joining Goldman, Dave spent a number of years as an attorney in the Real Estate Departments of a major New York law firm acting as chief negotiator on numerous acquisitions, debt restructurings, sales, leases and financings for various asset types. Dave began his real estate career in the banking industry. In this role, he rose from an analyst to become a Vice President and Team Leader with Marine Midland Bank (now Hong Kong Shanghai Bank) in their real estate finance group where he directed all aspects of loan transactions.

Dave is a graduated from the University of Connecticut and has his JD degree from New York Law School. He is admitted to the Bar in New York and Connecticut.

JOHN PORTMAN

John has over 30 years of commercial real estate experience establishing equity and mezzanine financing, originating CMBS securities, analyzing and maintaining commercial loan portfolios, and commercial real estate management and dispossession.

As a Senior Manager in Cushman Wakefield, John provided real estate consulting services to banks, borrowers and loan servicers. Previously he served as Senior Vice President – Relationship Management for Nomura Commercial Capital. Prior to Nomura John served as Regional Director for Wells Fargo Commercial Mortgage Origination located in Atlanta, Georgia. He was responsible for reopening Wells Fargo’s southeastern CMBS origination office and expanding their efforts beyond existing bank clients to the mortgage banking community and direct borrowers. While working for Manulife Financial he helped open the Chicago office and was responsible for reviewing, inspecting and assessing their existing loan portfolio. John has a BS in Accounting from the University of Illinois.

RICHARD B. MARION

Since 1991, Richard has participated in over 5,000 projects representing over $100 billion in acquisitions, refinancings and/or dispositions of commercial real estate investments. He began his career with a credit-management training program at SunTrust Bank and management responsibilities at a regional office for United Companies Life Insurance Company. He was actively involved in the last significant real estate “correction” during the early 1990’s and gained broad industry experience by working for the investment banking community on behalf of the FDIC and the Resolution Trust Corporation. In subsequent years, Richard gained extensive experience through the asset management of a $700 million portfolio of commercial real estate mortgages and properties at Kentucky Central Life Insurance Company.

Richard joined Union Capital Mortgage in 1994 as an employee and has been an affiliated partner since 1999. Throughout the 1990’s, Richard supervised, managed and evaluated commercial real estate assets being acquired, sold or securitized by capital market groups in New York. He has provided a high degree of expertise and an array of financial management services to numerous investment banks including Merrill Lynch, Lehman, BlackRock-Anthracite Capital and ING-Clarion Partners. He has had direct responsibility for asset management, due diligence, underwriting as well as acquisition, financing and disposition of commercial real estate investments in the United States, Canada and Europe.
